For most of us -- buying a home will be the biggest investment we'll ever make.
Knowing Tips-to-Use and Traps-to-avoid. can go a long way in saving you a bundle.

Q Budgeting your money is the FIRST step to preparing for home ownership.
BECKY: What should FIRST-TIMERS do to get financial house in order -- to pre-qualify
to buy a house?
Q SANDY: What do LENDERS look for in terms of credit -- what puts up a RED FLAG?
20% down still a good rule of THUMB for down payment??
Q BECKY: What determines your CREDIT SCORE -- and does that play into the INTEREST RATE on your MORTGAGE?

Q SANDY: Gone are the days of "One-size fits all" fixed-rate 30-year mortgages -- now there are TONS of options. SO, How do you find the RIGHT mortgage.
** Interest on FIXED rate Mortgages are pretty low

When does it PAY to get an ADJUSTABLE Rate Mortgage?
Q BECKY: I Imagine LOWER "Adustable Rate Mortgages" would appeal to Families struggling to get into a house. Aren't they RISKIER? Homeowners INCOME may NOT keep up with rate INCREASES.
Q SANDY: Who needs PMI Personal MOrtgage INsurance -- and how quickly should you try to GET rid of it?
Q SANDY: Tell me about these INTEREST-ONLY mortgages we keep hearing about.
** SHOULD most people steer away from that option -- if they're planning on staying in their house for a long time??
Q SANDY: According to a recent survey -- CLOSING costs on a 180-thousand dollar mortgage averaged $3-thousand- 652 dollars. Sound reasonable.
HOW do you cut your costs?
** Will CLOSING the loan at the end of the month LOWER closing cost fees?
Q BECKY: SHOULD we be wary of NO CLOSING COST claims?
Q SANDY: Nowadays you pretty much need PRE-approval by a lender to buy a house.
What about LOCKING in a RATE on interest rate.
What's your BEST bet in getting the BEST deal.
Q BECKY: What should you do if you have trouble keeping up with MORTGAGE payments?
If mortgage payments are late and you go past the 90-day mark -- lender can foreclose on your home.
How does CONSUMER CREDIT COUNSELING Services Help?
BETH: Buying a house is all about Building WEALTH --
Just ask Long-time homeowners -- who are the big winners in today's real estate game.
Those who bought property 20 years ago -- may have seen their homes TRIPLE in value.

Mobile home parks have long been a source of affordable housing for many people.
But there is a catch -- the land the homes sit on is often not owned by the resident but by a landlord.
At anytime, the land owner can announce lease increases or can even sell the land out from under the residents.
There's a new manufactured home community in Barrington that's different from others.
As Producer Phil Vaughn tells us it provides affordable housing while giving residents a neighborhood they own and manage.

1. Make a list of the PROS AND CONS of buying versus renting.
2. HOW MUCH HOUSE CAN YOU AFFORD? the 4 Cs can answer that. Capital is the down payment you have for the home; Credit refers to your credit history; Capacity is your ability to repay the loan; and Collateral means the home you want to purchase is worth the price you are paying.
3. GET-PREAPPROVED. This is a lender letter saying how much money you can borrow.
4. WHAT KIND OF HOME DO YOU NEED AND WANT? Make "wish and needs lists" for a home within your price range.
5. START LOOKING. Choose a real estate professional who can address your needs. Call several agencies and interview for the right agent.
6. SIGN THE OFFER It's recommended that first time buyers use a realtor to help you put together a Purchase & Sales Agreement.
7. GET AN INSPECTION. Check references and find a professional to uncover any problems with the home.
8. APPLY FOR A MORTGAGE. Once the terms of the Purchase and Sale contract have been agreed to, it's time to finalize your formal application.
9. CLOSE YOUR LOAN. And the deal … the day you finally become a homeowner.
